Researchers have discussed the value of landed estate investment under the system of China's leasing system theoretically. It reveals that landed estate is a kind of financial assets with the characteristic of appreciation on investments. Its intrinsic value depends on the level of GDP development. Currently, the land ownership and the land use right are separated in China. For land users, the investment value of landed estate is far less than its intrinsic value, and the landed estate does not have the characteristics of financial assets. The remaining land-lease period is the major factor determining the investment value of landed estate, and such value will decrease with the approaching of the expiration date.
